Canyon roads, city views and homes that look like movie sets.

The Hollywood Hills rise above Sunset Boulevard and Hollywood, from the Bird Streets in the west to Beachwood Canyon and the Hollywood Sign in the east. Narrow roads wind past architect-designed homes, 1920s Spanish houses and glass boxes with views from downtown to the ocean. You can be on a trail in Runyon Canyon in the morning and at dinner on the Strip that night.
We like the Hills for buyers who want privacy and a view close to the center of the city. Each canyon has its own feel, from Laurel Canyon's rock-and-roll history to the quiet streets of Outpost Estates. The Hills are part of the City of LA, so Measure ULA, hillside building rules and fire insurance all matter, and we help clients plan for each one.
Who it's for: Buyers who want privacy, views and architecture close to the center of LA, including people in entertainment, creative work and anyone who wants a short drive to both the Westside and the Valley.

Most of the market is single-family hillside homes, from canyon cottages and mid-century post-and-beams to new modern builds. Many homes trade from about $1.5M to $4M, architectural and view homes often run $4M–$10M, and Bird Streets and Sunset Plaza estates can reach $10M to $50M or more. Condos are limited and sit mostly along the lower edges near Hollywood and the Strip.

Almost all of the Hollywood Hills is mapped as a Very High Fire Hazard Severity Zone. Get insurance quotes, including from the California FAIR Plan and a difference-in-conditions policy if you need one, during your inspection period. Also check street width, parking and the city's hillside ordinance before you plan an addition, because hillside rules limit how big you can build.
Read the Buyer's GuideThe Hollywood Hills are in the City of LA, so sales of $5.4M or more pay the 4% Measure ULA tax, and sales of $10.9M or more pay 5.5%. Both thresholds are effective July 1, 2026 and adjust yearly. Run your net proceeds at several price points before you set a list price. Also check that your address is really in the City of LA: some 90046 and 90069 addresses are in West Hollywood, where ULA doesn't apply.
