★★★★★

“Brennan is an ideal real estate professional.... he immerses himself in the data and understands the market and where each property sits vis-a-vis the competition for buyers and sellers...but more importantly he combines the data analytics with powerful negotiation skills and an attention to detail that create a trifecta for his clients.”

“My brother and I had the pleasure of working with Brennan Harms throughout a difficult process of selling properties after probate had finished, which was extended due to COVID-19 shutdowns. Everyone involved was on edge and emotions ran high on top of the fact that we live out of state and could not be onsite for anything. Brennan Harms did an amazing job.”

“This is the second time I have had the pleasure of working with Brennan Harms. The first was selling my Mother's home after she passed. He was very respectful, helpful, and understanding as we worked through the process and secured a buyer for the home at a great sales price.”

FAQ

Selling questions.

Can you cover prep costs up front?

Yes, in many cases. For approved pre-listing work like cleaning, staging and small fixes, we can advance the costs so you don't pay out of pocket before you sell. It's covered by a short Cost Advance and Reimbursement Agreement signed with your listing agreement: the scope and amount are approved in writing before any work begins, everything is reimbursed from your proceeds through escrow at closing, and if the listing is canceled or doesn't close, advanced costs are repaid on the terms in that agreement.

Is the valuation really free?

Yes. There's no cost and no obligation. It's the same analysis Brennan prepares before any listing appointment.

How is this different from a Zestimate?

Automated estimates only see public records. A true market value takes both an objective and a subjective analysis. The objective side is the data: recent closed sales, pending and active competition, square footage, lot size, price per foot and market trends. The subjective side is what an algorithm can’t see: condition, finishes and upgrades, floor plan, light, view, noise, street appeal and how buyers will feel walking in. Weighing both is what produces an accurate value and a realistic price range, not just a single number.

How long does it take?

Most valuations are delivered within 24 hours. For unique or high-end homes, Brennan may ask to see the property first.

Do I have to list with you?

No. Many owners use the valuation to plan a refinance, a remodel or a move a year or two out.
