Living in Seal Beach

Seal Beach is Orange County's northernmost beach town, right on the Long Beach border. Main Street runs from Pacific Coast Highway straight to the pier, with family restaurants, surf shops and bars along the way. Old Town feels like a beach town from another era, and residents walk or bike almost everywhere.

We like Seal Beach because it's quieter than its neighbors and more varied than most people expect. It has Old Town cottages, family neighborhoods in College Park, the gated Surfside Colony on the sand and Leisure World, one of the largest 55-plus communities in the state. Each part trades differently, and we help clients price and shop each one on its own terms.

Who it's for: Buyers who want a walkable small beach town with good schools and an easy commute to Long Beach and LA, and active adults looking at Leisure World.

Buyer tip

Parts of Old Town and Surfside sit close to sea level, so check the FEMA flood map for the exact address and get a flood insurance quote early. If you're looking at Leisure World, know that most units are co-ops: you buy a share, the community has age and approval rules, and financing works differently than for a regular condo.

Seller tip

Seal Beach's citywide median is skewed by Leisure World sales, so don't price an Old Town or College Park home off the headline number. Price against recent sales in your own neighborhood and home type, and give buyers clear comps so they understand the gap.
